Overrides the base rate for a date range. A rate for a specific room beats an "all rooms" rate.

Room rates you enter are your direct rates. Rate adjust % marks them up per platform (default +18% for commission & admin). Open a channel's Rate sheet to get the exact prices to load into that platform's extranet. Social channels get a tracked booking link for your bio/posts — bookings through it are tagged automatically.

Calendar sync (Airbnb & Booking.com)
Keeps availability in sync so you don't get double-booked. Two steps per platform: (1) copy this property's export link below into the platform's "import calendar" setting; (2) paste the platform's export link here so its bookings block your calendar. Sync runs automatically every 2 hours.
No deadlocks: your export links carry only your own bookings — never dates pulled from another platform — so a cancelled date always reopens and channels can't lock each other out. To stop Airbnb & Booking.com double-booking each other, also import each one's link directly into the other (their own setting), the same as before. Add LekkeSlaap here too if you have its calendar links.

If a guest cancelled but a date stays blocked here because a platform keeps re-sending it, click Release to reopen it and stop it being re-blocked.
Promo codes
Guests enter these on the booking page. A promo stacks on top of any automatic discount. Your current specials (these + automatic discounts) also appear on a shareable Specials page — post that link on your Google Business Profile, Facebook and Instagram so deals show up in normal Google search.

Guest emails
Sent automatically: an acknowledgement when a booking request comes in, and a full confirmation once PayFast reports the deposit paid. Both include the booking details, your arrival guide, house rules and cancellation policy.
Email sending
Railway blocks SMTP on Free, Trial and Hobby plans, so Gmail cannot send from here. Use Brevo or Resend instead — both send over ordinary web requests, take a few minutes to set up and are free at your volume.
Xero invoicing
One-time setup: at developer.xero.com → My Apps → New app, create a free "Web app". Use the Redirect URI shown below, then copy the Client ID and Secret here.
